Take gas and electricity meter readings and transfer accounts to new tenants
Take deposit and submit to DPS on your behalf
Take first month’s rent
Arrange safety checks as required
Carry out regular property inspections and send written report to you
Manage any professional dispute/complaints
Collect rent each month and chase as necessary
Send you a monthly statements
Arrange repairs or maintenance for property as required using your preferred contractors or your own
Manage tenancy renewals and re-lets
Issue legal notices as necessary

Charges for Managed & Introduction Only Properties

Fully Managed Service From 12% including VAT (pcm)
Introduction Only Service 75% including VAT of 1st months rent
Tenancy Set Up Fee £300.00 including VAT
Preparation of Inventory and Schedule of Condition £120.00 including VAT
Legionella Risk Assessment (to be carried out once every 2 years) £75.00 including VAT

Additional charges for Managed and Introduction Only Properties (if required):

Renewal of fixed term Tenancy Agreement £50.00 including VAT
Energy Performance Certificate £110.00 including VAT
Landlords Gas Safety Certificate (to be carried out annually) £78.00 including VAT
Electrical Installation Condition Report (to be carried out every 5 years) 3 bed properties and below - £220.00 including VAT
4 bed properties and above - £265.00 including VAT
For each additional consumer unit at the same property - £85.00 including VAT
Portable Appliance Testing (up to 10 appliances) £45.00 including VAT
Organising major property refurbishments over £500.00 There may be a charge but this will be by individual arrangement

Arrangement fee for Works:

No charge to Landlords.

Mark Templer Residential Lettings reserves the right to make a commission charge to a contractor instructed on behalf of the Landlord of up to 12% including VAT of the net cost of the work (with a minimum charge of £12 including VAT).

Creation of a Section 21 Notice £50.00 including VAT
Creation of a Section 48 Notice £50.00 including VAT
Creation of a Section 13 Notice £50.00 including VAT
Creation of an ‘Ad-Hoc’ Tenancy Agreement – Legal document only £90.00 including VAT
Creation of an ‘Ad-Hoc’ Guarantor Agreement – Legal document only £60.00 including VAT
Providing copies of our Tenancy check out paperwork £30.00 including VAT
Review and actioning a rent increase on an existing tenancy £50.00 including VAT
Carrying out a ‘one-off’ inspection at a tenanted property £60.00 including VAT
Independent Check-Out Inspection £150.00 including VAT
